Choosing a Realtor is always an important decision—but when you’re downsizing, it becomes even more personal. This isn’t just another transaction. It’s a life transition, and the professional you choose should understand that.
Not all Realtors specialize in helping seniors or guiding families through downsizing. Take the time to ask thoughtful questions. Do they have experience working with seniors or adult children helping their parents? Do they lead with empathy—offering guidance without pressure? And will you be working directly with them throughout the process, or handed off to a team who may not truly know you or your home?
Preparation matters, too. A dedicated Realtor should come to your first meeting already familiar with your property—reviewing tax records, understanding the history of your home, and anticipating potential title concerns. They should also help you think ahead. For example, listing your home before you have a clear plan for your next move can create unnecessary stress. Once you accept an offer, timelines move quickly—often around four weeks to pack, move, and prepare the home for closing.
Responsiveness and communication are key indicators of the level of service you can expect. Does your Realtor return calls, texts, and emails promptly? Do they have a trusted network of professionals—lenders, elder law attorneys, retirement communities, and vetted service providers like painters, electricians, plumbers, and movers? These connections can make a significant difference in how smooth and supported your experience feels.
Credentials and education also matter. While years of experience or being a top producer may sound impressive, they don’t always guarantee a hands-on, client-focused approach. Look for designations that reflect a commitment to serving sellers and seniors, such as Seniors Real Estate Specialist (SRES), Seller Representative Specialist (SRS), Accredited Buyer’s Representative (ABR), and Pricing Strategy Advisor (PSA). These designations indicate additional training and a deeper understanding of the complexities involved.
Interviewing and selecting the right Realtor can truly shape your entire experience—either easing the process or adding unnecessary stress. For many homeowners, this may be the last major asset they sell, and it deserves careful attention, professional guidance, and a thoughtful strategy. With the right support, this transition can feel not only manageable, but even exciting.
