Clients often ask me, “When is the best time to list my house?” My answer is always the same: as soon as you’re ready to sell it—and that includes being emotionally ready to move. While timing does play a role, preparation is what truly makes the difference.
Before putting your home on the market, it’s important to make sure it’s ready for showings. This doesn’t mean you need to take on expensive remodeling projects, but it does mean putting in the effort to present your home well. Declutter horizontal surfaces, rearrange or remove furniture to make rooms feel more spacious, and give extra attention to deep cleaning kitchens and bathrooms. Think of it like a first impression on a blind date—you want buyers to feel comfortable, welcomed, and impressed the moment they walk in. A clean, well-cared-for home shows pride of ownership, and that matters. Buyers aren’t expecting perfection, but they are drawn to homes that feel maintained and move-in ready. First impressions truly matter, and you only get one.
It’s also helpful to understand that the real estate market has seasons, much like the weather—but there is no “bad” time to sell. While spring and summer are often considered peak seasons, with more homes hitting the market, that also means more competition. Many sellers wait for those months, thinking it’s the ideal time, but that can actually make it harder for a home to stand out. On the other hand, during the fall and winter months, there may be fewer buyers overall, but there is also less inventory. Serious buyers are still actively looking, and homes listed during this time often receive strong attention simply because there are fewer options available. Additionally, people relocate year-round for work, family, or life changes, which means there are always buyers in the market. If your home isn’t listed, those buyers will purchase something else—and that’s an opportunity missed.
Ultimately, life doesn’t always follow a perfect timeline, and many moves are driven by personal circumstances rather than market conditions. Health changes, the loss of a loved one, downsizing, transitioning to a retirement community, or moving closer to family are all very real and important reasons to sell. These decisions shouldn’t be delayed based on trying to “time” the market perfectly—because the truth is, no one can. The best approach is to focus on what’s right for you and your situation.
The bottom line is simple: the right time to sell is when you’re ready—but preparation is key. Taking the time to declutter, clean, and present your home in its best light will help it stand out, attract buyers, and ultimately lead to stronger offers.
