If you’re thinking about remodeling your home, it’s natural to wonder which updates are worth it—especially if you may sell in the future. Here’s the advice I share with my clients. First, enjoy the process. Updating your home should feel exciting, not stressful. Try not to overthink every detail. Choose finishes and features that you truly enjoy—you’re the one living there.

Second, don’t chase trends. Styles come and go quickly. What’s popular today may feel dated in just a few years. Instead, focus on choices that feel timeless and work well for your lifestyle.

Third, prioritize quality. Well-done updates—both in materials and workmanship—tend to hold their value better and make a stronger impression on future buyers. If you’re able to, it’s best to hire a professional when making updates or changes to your home. It’s tempting to tackle projects yourself, but buyers can easily spot the difference between professional work and DIY efforts. When the quality falls short, it can leave a negative impression and impact their interest. It’s also important to keep expectations realistic.

Even though you may not recoup every dollar spent on remodeling, updated homes often sell more quickly than the competition. Today’s buyers are looking for convenience—they’re far more likely to choose a move-in ready home than one that requires planning, design decisions, and managing contractors. And finally, remember this: You can’t please everyone. No matter what you choose, a future buyer may have different tastes. That’s why the best approach is to make decisions that feel right for you. Your home is meant to be lived in and enjoyed—not designed solely for resale.
