The Market Has Changed—Have You?

If you've been hearing that homes are sitting on the market longer than they used to, you're not imagining it. Over the past several years, sellers became accustomed to homes selling quickly with multiple offers, sometimes regardless of condition. That market has changed. Today's buyers have more choices, they're taking more time to make decisions, and they're becoming much more selective about the homes they choose to purchase. Many sellers are surprised when their home receives very few showings—and even fewer offers. The reason often isn't the market alone. Buyers' expectations have changed, and sellers need to adjust to today's market if they want to achieve the best possible results.


Buyers Want Move-In Ready

Interest rates have certainly affected affordability, but they've remained elevated for quite some time. They're only one piece of the puzzle. Today's buyers are carefully evaluating every dollar they'll spend after closing. Many simply don't have the extra cash—or the desire—to replace flooring, remove wallpaper, repaint every room, or tackle long-overdue maintenance. They're looking for homes they can move into and enjoy immediately, and those are the homes attracting the most attention.


First Impressions Matter More Than Ever

Your home's exterior is your first opportunity to impress a buyer. When your home appears online, buyers will often drive by the property or judge it from its listing photos. If the outside doesn't invite them in, they may never schedule a showing. Mow and edge the lawn, pull weeds, trim overgrown landscaping, remove faded yard ornaments, broken or crooked solar lights, and unnecessary clutter. Clean the walkways, porch, and driveway, and freshen the mulch if needed. Great curb appeal tells buyers the home has been well cared for and encourages them to see what's inside.


If Possible, Update Your Home Before Listing

Many sellers still expect buyers to overlook cosmetic issues because "they can change it after they move in." In today's market, many buyers won't. Wallpaper, bold or highly personalized paint colors, every room painted a different color, outdated light fixtures, worn or stained carpeting, and deferred maintenance are all common deal breakers. Fortunately, many of these improvements are relatively inexpensive. A fresh coat of neutral paint can completely transform a home, while replacing dated light fixtures with simple, modern options doesn't have to cost much. New carpeting or updated flooring often pays for itself by attracting more buyers and stronger offers. The money you invest before listing is often far less than the price reductions you'll face if buyers repeatedly pass over your home.


Pricing Matters More Than Ever

One of the biggest mistakes sellers make is pricing their home based on what happened a year or two ago. Today's buyers are well informed. Before they ever schedule a showing, they've compared your home to dozens of others online. If your home is overpriced, many buyers won't even look at it—they simply move on to the next listing. Hoping a buyer will "make an offer anyway" rarely works in today's market. Pricing your home correctly from the beginning creates more interest, more showings, and gives you the best opportunity to receive strong offers.


If You Can't Make Improvements...

Not every seller has the ability or budget to update their home before selling, and that's perfectly understandable. However, if your home needs cosmetic updating or repairs, your asking price needs to reflect that reality. Buyers expect a discount when they know they'll have to invest their own time and money after closing. If your home isn't move-in ready, pricing it appropriately from day one is often the best strategy. Otherwise, you should expect fewer showings, a longer time on the market, and possible price reductions before the right buyer comes along.

The good news is that sellers have far more control than they realize. Preparing your home, addressing deferred maintenance, improving curb appeal, making thoughtful cosmetic updates, and pricing realistically all work together to make your home stand out from the competition. In today's slower market, buyers have choices, and they're selecting homes that are clean, updated, well-maintained, and priced appropriately. Give them every reason to choose yours. The effort you put into preparing your home before it hits the market can be the difference between sitting on the market for months and receiving an offer that gets you moving toward your next chapter.
